What Locals Do in Winter Garden, Florida on a Saturday

A real Saturday in Winter Garden, from the farmers market to Hamlin and everything in between

Blog Author: Jen Durben | The Funk Collection, Brokered by eXP Realty

There is something special about living in Southwest Orlando, and the way people spend their Saturday mornings, especially in Winter Garden, can turn an ordinary day into a weekly tradition you look forward to. So, what does one do on a Saturday in Winter Garden? It often starts with a leisurely stroll around the famous Winter Garden Farmers Market, coffee in hand, and maybe a breakfast sandwich, selecting your week's produce, and perusing the many booths. Later, life may take you south to Winter Garden Village or Hamlin for your weekly food shop or for any home project you are working on. Whether you are a longtime resident or someone considering a move to Southwest Orlando, this is what a real Saturday looks like here.

Where to Park in Downtown Winter Garden on A Saturday

First things first, where do locals park in downtown Winter Garden? There are plenty of options, and they are mostly free as well. A go-to parking spot is the ideal location not only for the farmers market, but also for the rest of downtown, and that is the parking garage at 160 South Boyd Street. Adjacent to the farmers market, it's three levels, shaded, and offers select charging spots for electric vehicles, along with an elevator for easy access.

There are several free lots and street parking in downtown, including the newest lot, located in west Winter Garden at 695 West Plant Street, with 54 spots and is 0.3 miles to the Plant Street Market.

For locals who live in the Winter Garden golf cart district, Saturday mornings are made for this. Rolling up to downtown in your golf cart is common and has recently grown in popularity with the district expansion. So, if your dream is golf carting for errands or to dinner, Winter Garden may just be for you. Truly gives a small-town feel with casual energy that is just simply more fun.

Pro Tip >> Getting to the market early will help you get a prime spot in the garage, as it tends to fill first. You'll also have a quieter market (and the first pick of produce).

The Winter Garden Famers' Market: What to Expect

Where: South Lakeview Avenue and Tremaine Street in downtown Winter Garden, south of Plant Street

When: Every Saturday, rain or shine, from 8 am - 1 pm

There is no shortage of Farmers Markets' in Central Florida, but the Winter Garden version is arguably the most popular, even voted America's Favorite Farmers Market in 2016. The first stop is always coffee, and don't worry, there are several options to pick from, including Piccolo Coffee, Black Brew Bros, Axom, and Three Birds Cafe coffee cart. Now that you have your fuel, it's time to meander.

Local Produce

The local produce at the market is a real draw. From local seasonal fruits like strawberries and watermelons to rows of vegetables, including potatoes (of every variety), fresh herbs, peppers, and so much more. Don't forget to check out the Winter Garden Facebook page for weekly updates on which produce is heading to the market for the week. It's a well-oiled machine with several cash registers (including a cashless payment option). The line keeps moving, so you can go on to the rest of your morning. This past Saturday, sunflowers were at the market, and it felt like every third person had a bundle of the beautiful flowers in their arms.

Arts & Goods Made Locally

Beyond the produce, there are local artists selling everything from jewelry to original artwork, vendors with homemade breads and pastries, including salted pretzels (a must-grab). The homemade guacamole, hummus, and hot sauce vendors always have a loyal following for good reason. We recommend not skipping the Bailey Bleus booth with delicious homemade dressings, including their original bleu (although we're partial to their rich ranch variety).

Eating at The Farmers Market

By now, you've worked up an appetite, and there are some tasty treats to choose from, including breakfast sandwiches from the popular Eggdose and the new Egg Boi booths (check out our blog post about Eggdose for more on why we love them so much). For an in-between-meal snack, the Tornado Taters are a newer addition to the market with their signature twisted potatoes on a stick.

Pro Tip >> Park in the shaded garage and bring a cooler with ice packs to keep your purchases cool while you meander around town or grab lunch.

Moving into Downtown: Lunch, Centennial Plaza, and Plant Street Market

After the market, the next move is yours, whether it be stopping with kids at the popular fountain and splash pad to let out some energy (and cool off), heading down Plant Street for lunch at a local eatery, or to the popular Plant Street Market for a local brew.

Plant Street is truly the heart of downtown Winter Garden. The West Orange Trail runs right through the middle of it, which means on any given Saturday, you will see cyclists, joggers, and families utilizing the trail. For more on the trail itself and some of the must-see stops along it, check out our full guide: [A Local's Guide to the West Orange Trail: 9 Hidden Gems, Food, and Favorites].

Centennial Plaza

Located directly in the middle of Plant Street, this is where small-town vibes take over (cue the Hallmark movie energy). Wrought iron benches and swings circle the plaza's icon fountain and it is the ideal location to bring a book, or our favorite, people watching. It's truly the kind of place where you sit down with your market finds or your cup of coffee and just watch the Saturday morning unfold around you.

There is no shortage of downtown restaurants for lunch. There are two standout lunch options are The Whole Enchilada, serving Mexican food (don't miss the rooftop terrace for sunset views over downtown). Another option is AJ's Pizza Joint, which features a variety of pies, including New York, Detroit, and Sicilian styles, so no matter what style of pizza is your favorite, AJ's likely has a slice for you.

Plant Street Market

Heading a bit further west on Plant Street is the Plant Street Market. With most food stalls opening around 11am on Saturdays, the market comes alive with those looking for a bite to eat or a local brew. This enclosed food hall is anchored by the Crooked Can Brewing Company, which alone is a reason to show up.

Just a taste of food options inside the market include:

Norigami Sushi Bar, an 8-seat Michelin Bib Gourmand-recognized restaurant three years running (2023, 2024, and 2025)

Michael's Ali Coal-Fired Pizza

Jam Hot Chicken (a new vendor and a must-try)

Sir Benji's Mini Donuts

Nosh Popcorn

And SO much more

There is seating inside and out, and parking is nearby. You'll find many people from the farmers' market making their way over after finishing at the market.

Shopping Along Plant Street in Winter Garden

There are several local shops to pop in and out of in downtown, and this Saturday, we stopped by the LiveTrends store at 279 Tremaine Street (adjacent to the market). This boutique shop is filled to the brim with live plants, succulents, home goods, candles, and tasty treats (we suggest trying the Colombian chocolate bars). It's the kind of store where you go in for a succulent and leave with four things you didn't know you needed. There is so much to explore and is great for grabbing a gift for a friend or graduation.

Winter Garden Village: The Practical Side of Saturday

Leaving the slow Saturday start at the market, it's likely time to make that Target run or head to Lowe's for your next household project. Winter Garden Village is a shopping hub for making everyday life happen. Big box stores are found here, so you can get all of those weekly food shops completed, and don't forget some fun shopping along the way. Here are just a few of the stores you'll find at WGV:

Target

Lowe's

Best Buy

Burlington

J. Crew Factory

World Market

Ulta

Macy's Marshalls & HomeGoods

Old Navy

PetSmart

Dining options abound with quick-service and sit-down options, including Bonefish Grill, Pizzeria UNO, First Watch, and coming soon, Seasons 52 (just to name a few). Across Daniel's Road, you'll find even more restaurants. Directly behind is the AdventHealth Winter Garden Hospital and Medical Services.

Heading South: Hamlin & Horizon West

Further south on SR-429 is where the newer side of Winter Garden lives. Over the last several years, incredible growth has occurred here, and Hamlin Town Center is the central hub for the greater Horizon West community. Here, this everyday life hub has a little something for every need. Saturdays here can mean completing your weekly grocery stop, exercising, sitting down for a meal, or having a bit of fun too.

For groceries: Publix and a Walmart Supercenter are your weekly stops for stocking up.

For shopping & services: There is a stand-alone Sephora and Ace Hardware. You can get your nails done, work out, or grab a bite to eat at one of the many eateries. (Check out the Maple Street Biscuit Company or Home State Brewing)

For entertainment: Cinepolis has been an original staple here and is a luxury cinema, Urban Air Trampoline and Adventure Park, and PopStroke

For Fitness: Anytime Fitness, Cyclebar, and a proposed Life Time Fitness

Horizon West Regional Park: Getting Outdoors

Saturdays are becoming a lot more active in Winter Garden now that phase 1A of the Horizon West Regional Park is complete. Located north of the town center in Hamlin, this park will feature over 200 acres upon completion.

Location: 4715 Hamlin Groves Trail, Winter GardenHours: 8 am - 6 pm

What is open now?

An inclusive playground with shade sails

Approximately 6 miles of Trails

Picnic Shelter & Event Pavilion

Public Restrooms

Paved Parking Lot

Phase 1B is expected to bring a splash pad, farmer's market hook-up, and a kayak/canoe launch.

One More Thing: Saturdays Are for Disney Fans

For those considering a move closer to the Magic, locals know that Winter Garden residents often spend their Saturdays at Walt Disney World. Being so close to the parks means sneaking away for a morning at the parks, an evening out to dinner at Disney Springs, or closing out the day with fireworks. One of the greatest perks of living in Winter Garden is the accessibility to Disney, and there's something so special about having it in your backyard.

For residents in South Horizon West, heading to Disney via Western Way gives easy access to the western side of the resort. From downtown Winter Garden, SR 429 is a direct route to the parks. It is one of those quiet perks that tends to seal the deal for many people when they are weighing Southwest Orlando against other parts of the metro. You have a hometown base with the bonus of Main Street as your second home.

Ready to make Winter Garden Your Saturday Destination Year-Round?

There is a reason locals love living here so much. From the farmers market to the trail, breweries to the small-town feel, proximity to everything (including the parks), Winter Garden really has the full package for residents.

What The New Ward Trail Means For Living In Windermere, Florida

What’s the construction happening along Maguire Road & Main Street in Windermere?

Blog Author: Jen Durben | The Funk Collection, Brokered by eXP Realty

If you’ve driven down Maguire Road & Main Street in recent weeks and wondered what the construction is along the road, you’re not alone.

The construction marks the beginning of the Ward Trail, a new multi-modal path that will connect parts of Windermere in a whole new way. Once finished, it’s expected to make daily movement safer and more convenient.

Located near the north end of town along Maguire Road and Main Street, extending over the canal connecting Lake Down to Wauseon Bay and beyond to Lake Butler, the project is already taking shape. From dirt movement and tree removal to the early stages of a new bridge, there is a noticeable transformation underway.

A New Chapter for Windermere Trails

If you’ve been living in Windermere, Florida, you know the charm of its paths throughout downtown, and this project will further enhance the experience for bikers, dog walkers, and residents who access the path to get to and from the local elementary school.

This is not just a cosmetic improvement. It is a meaningful infrastructure upgrade that has been in the works for over 10 years. Once completed, the trail will stretch just under a mile, connecting North Drive to Park Avenue and creating a smoother, more accessible route through the heart of Windermere.

Safer, Wider, and Built for Everyday Life

One of the most noticeable improvements coming to the Windermere trails system is the redesign of the path for real, everyday use. The current pedestrian bridge along this route has long been a challenge. It is narrow, steep, and difficult for multiple people to navigate at the same time. The new design addresses those concerns directly while also improving the overall experience.

Here is what you can expect:

A 14-foot-wide bridge replacing the existing narrow structure

Space for pedestrians, bikes, and even golf carts to move comfortably

A smoother, paved surface replacing sandy and uneven paths

Addition of native landscaping like Southern Live Oaks and Saw Palmetto

Lighting and seating areas that make the trail more usable throughout the day

Beyond safety, this is about making movement through Windermere more natural and convenient. Whether you are heading downtown, out for a walk with your dog, or navigating your daily routine, these updates are designed to support how you actually live.

What This Means for Living in Windermere, Florida

Projects like this are a strong signal of long-term investment in the community. It’s one more reason we love Windermere. Meaningful updates that have a positive impact on the community while retaining the integrity of the small town feel.

If you’ve been considering a move to Windermere, this translates to:

Improved day-to-day convenience

Enhanced lifestyle appeal

More usable outdoor space

Because the trail is designed primarily for residents, it reinforces what makes Windermere unique. It is a community focused on thoughtful growth and quality of life.

Timeline: When Will The Ward Trail & Bridge Be Ready?

Construction on Phase 1 is already well underway, with major work, including bridge replacement, progressing through the coming months.

After speaking with the Town of Windermere, the project is progressing at a strong pace, with weekly status update meetings in place and Phase 1 expected to be substantially completed by mid-summer, aligning with the start of the 2026/2027 school year.

Future phases are planned to expand the trail further, depending on funding and development timelines.

Thinking About a Move to Windermere?

If you are exploring living in Windermere Florida, having a true local expert matters.

Jeffrey Funk is not only a Team Leader of The Funk Collection brokered by eXp Realty, but he and his wife and Co-Founder, Renee, are also longtime Windermere residents who live and work right here in the community, running the eXp office on Main Street in downtown Windermere.

9 Top Stops On the West Orange Trail

1 | Oakland Nature Preserve (Oakland, Florida)

A hamlet of a downtown, and as its name alludes to the many towering Oaks, Oakland is a true trail town with the West Orange Trail being a focal point running directly through its town center. Home to our 1st hidden gem: The Oakland Nature Preserve. This 128-acre preserve features 3.5 miles of nature trails, including an exercise loop and a bird blind. A boardwalk leads visitors above wetlands that lead to Lake Apopka. A covered pavilion provides a shaded stop to enjoy views of the water before heading back. There is no fee to enter, but donations are accepted.

>> Pro Tip: Don't miss the Oakland Nature Preserve events. They offer tours, kids' activities, birding walks, and so much more. Right now, Firefly Nights is happening on select dates in March and April, where the preserve stays open later in the evening to explore the boardwalk to find fireflies.

2 | Oakland Arts & Heritage Center (Oakland, Florida)

The 2nd hidden gem on our guide is the Healthy West Orange Arts & Heritage Center in the Town of Oakland. Located in the heart of downtown, the center is known for celebrating local art and for its Annual Heritage Day event held in January. Don't miss grabbing a scoop of ice cream or a hot dog at Oakley's Trailside Treats. Be sure to head to the Farmers Market held on the 2nd & 4th Thursday of the month from 9am - 2pm. You'll find everything from produce to locally made food and handicrafts.

>> Pro Tip: Locals know to head to Yoga on the Porch at the Center on Mondays at 6:30pm. (You don't need a reservation, and while there is no set fee, donations are accepted.)

3 | Butterfly Garden at Tildenville Outpost (Winter Garden, Florida)

Another hidden gem along the West Orange Trail is our 3 spot to add to your must-visit list. The Tildenville School Road Outpost is home to the Butterfly Garden. Explore the garden, a pollinator habitat created with native plants to attract butterflies, hummingbirds, and bees. While keeping your eye out for butterflies, you'll see some cheeky artwork pop up, including painted rocks and fairy houses.

>> Pro Tip: There is public parking available next to the Garden, so even if you're not coming from the trail, you have an easy place to stop and enjoy the garden.

4 | Plant Street Market (Winter Garden, Florida)

Local favorite 4 Spot, located in downtown Winter Garden, Plant Street Market is one of the most popular food stops along the West Orange Trail to get some food and refreshments. Here, you'll find several food and drink stalls, including the new Jam Hot Chicken, known for its bold "Jam" heat level. Outside patio seating is perfect to grab a local brew at Crooked Can Brewing, and for a tasty snack, check out Nosh Popcorn or Sir Benji's Donuts for a sweet treat. You really can't go wrong with any of the stalls here, so feel free to mix and match for sharing.

>> Pro Tip: If you try out Jam Hot Chicken (and we recommend you do), heed this advice: If you're a typical mild-to-medium wing heat level when you go out for wings, start with the mild (and thank us later). For those brave souls with mouths of steel, have at the "Jam" hot level; just be sure to get a cold beverage to wash it down.

5 | Rosallie Le French Cafe (Winter Garden, Florida)

Stop 5 is a well-deserved sweet treat after a day on the trail. If drooling over a display of flaky croissants, fruity glazed tarts, and fluffy quiche feels is what you call a perfect Sunday morning, then Rosallie Cafe may be for you. Don't let the display case cloud your judgment because their full menu of brunch all-day delights, lunch bites, and coffees are not to be missed. Located on Plant Street, near the Centennial Plaza, this local favorite has an outdoor patio and indoor seating.

>> Pro Tip: Take your goodies to go, then head over to Centennial Plaza and grab a bench or a swing next to the fountain for the best small town vibes while you enjoy your treat.

6 | Central Florida Railroad Museum (Winter Garden, Florida)

All aboard on stop 6 at the Central Florida Railroad Museum in downtown Winter Garden. Located on S. Boyd Street between W Joiner & Tremaine Street, this museum is only 1 block from the West Orange Trail. Explore exhibits with train artifacts, including maps, signage, and more. Currently on display is a large collection of dining car china, including pieces from multiple railroads across the country, such as the Florida East Coast Railway & Atlantic Coast Line Railroad, dating back to the 1920s.

>> Pro Tip: The Railroad Museum is closed on Sundays and Mondays, so plan accordingly. Also, the museum has free admission (donations are appreciated).

7 | The Backyard (Ocoee, Florida)

Heading north into Ocoee is The Backyard, an outdoor dining experience that is located just off the West Orange Trail and West Road, just west of the 429. Multiple food vendors have come together to offer delicious foods ranging from pizza and tacos to barbecue, sushi, and more In addition to the food options, the self-pour taps feature 24 options, including beer, wine, and more, with some local selections. With a covered patio and outdoor seating, fire pits, and yard games, there are plenty of reasons to stick around and hang out.

>> Pro Tip: Order ahead online to have your food ready for you when you arrive off the trail and don't miss the hosted events, including live music.

8 | The Nauti Lobstah (Apopka, Florida)

History and good food collide in our 8 gem located in downtown Apopka. The Nauti Lobstah, right off the West Orange Trail at S. Forest Avenue & W. Orange Blossom Trail, is housed in the historic train depot from the late 1920s, which was used to transport oil barrels. Part of the charm of this restaurant is catching a glimpse of the toy train set that runs along the main dining room. Known for their large selection of tasty seafood, including the lobster rolls (our personal favorite), and the famous 2-foot lobster roll, complete with 2lbs of Maine lobster, is not to be missed

>> Pro Tip: Don't miss walking around the restaurant. This original structure has plenty of history to explore throughout.

9 | Kit Land Nelson Park (Apopka, Florida)

Last, but certainly not least, is the Kit Land Nelson Park. Located near the Nauti Lobstah at E. 1st Street and N Park Ave, this park is a great place to relax at the north end of the trail. This 5-acre park features a central gazebo, shaded picnic areas, a splash pad (to cool off after a long bike ride), playground, and racquetball courts. Next to the park is the Apopka Station, the northern-most station along the West Orange Trail, which offers parking, a playground, and restrooms.

>> Pro Tip: Check the City of Apopka's website for updates and seasonal hours of operation for the Splash Pad.

The Real Story Behind Celebrity Homes & Disney Executives Living in Orlando

Blog Author: Renee Funk | Co-Founder The Funk Collection, Speaker, Trainer

A frequently asked question when researching the Orlando area is: Do celebrities live in Windermere? The short answer is yes. Over the years, professional athletes, musicians, and public figures have owned homes in Windermere, Dr. Phillips, and the surrounding communities around the Butler Chain of Lakes.

But that answer only tells part of the story.

To really understand why high-profile residents are drawn to the area, you have to look back several decades to the development of Walt Disney World. Long before celebrity homeowners arrived, the Southwest Orlando area was quietly attracting executives and leadership involved in building one of the most ambitious projects in Central Florida history.

The combination of lakefront living, privacy, and let’s face it… the SUNSHINE… created a foundation that continues to be attractive.

Understanding the Geography: Windermere, Dr. Phillips, Bay Hill, and the Butler Chain

Before discussing celebrities and Disney history, it helps to understand how the surrounding communities fit together geographically. Several neighborhoods are often perceived to be grouped together because they share the same lake system and lifestyle.

These include:

Windermere, a historic town in West Orange County

Isleworth, a private golf and lakefront community near Windermere

Lake Butler Sound, gated waterfront neighborhood

Dr. Phillips, a residential area located south of Windermere

Bay Hill, home to Arnold Palmer’s Bay Hill Club & Lodge

At the center of these communities is the Butler Chain of Lakes, a series of 13 interconnected freshwater lakes that define the area’s character. Because Windermere, Dr Phillips, Isleworth, and Bay Hill all sit along this chain of lakes, they are frequently mentioned together.

Celebrities and Professional Athletes in Dr Phillips & Windermere Areas

Windermere and nearby Butler Chain of Lakes communities have attracted well-known athletes and entertainers for decades.

Among the most widely reported past or long-associated residents are:

Tiger Woods, former resident of Isleworth

Shaquille O'Neal, former Isleworth estate owner

Arnold Palmer, Pro Golfer, Philanthropist, longtime resident of Bay Hill, and Owner of Bay Hill Club

Johnny Damon, former Windermere-area resident

Vince Carter, associated with the Windermere area

Ken Griffey Jr., Windermere resident

The area has also attracted musicians and actors, including Mark Tremonti, members of NSYNC, Justin Timberlake & The Backstreet Boys, and Wesley Snipes. Although residency and ownership change over time, Orlando continues to attract high-profile homeowners seeking privacy and lakefront living.FUN FACT, the Orlando home formerly owned by Justin Timberlake in Bay Hill, was listed and sold by Jeffrey Funk of The Funk Collection.

The Butler Chain of Lakes Lifestyle

The Butler Chain of Lakes, a defining feature of Dr. Phillips and Windermere, includes 13 interconnected lakes such as Lake Butler, Lake Down, Lake Tibet, Lake Chase, Lake Louise, Lake Pocket, Lake Sheen, Lake Isleworth, and Lake Wauseon, and offers boating, recreation, and large waterfront homesites.

For many home buyers considering lakefront real estate, the Butler Chain represents a rare lifestyle combination: peaceful, quieter living within close proximity to a major metropolitan region. The appeal has existed for decades.

Disney’s Executive History: The Part Most Websites Leave Out

While celebrity residents are often highlighted in articles about Windermere, the area’s reputation for executive living began earlier. During the late 1960s, the development of Walt Disney World brought several Disney executives to Central Florida. At the time, Orlando was still a relatively small city with limited executive housing options. Communities along the Butler Chain of Lakes offered privacy, waterfront property, and quick access to the Disney construction site.

Disney used several corporate entities to quietly acquire land throughout Central Florida before publicly announcing the project. One of these entities was Recreacres, Inc.

The Tibet Bay Disney Cottages

An interesting piece of Walt Disney Company history connects to Tibet Bay Drive in the Bay Hill community.

In 1968, five lakefront homes were built through the land acquisition entity Recreacres, Inc.

These homes were used as executive residences while Walt Disney World was under construction. Two of the cottages were associated with senior Disney leadership:

Roy O. Disney, Walt Disney’s brother and the executive who oversaw the completion of the Florida project

Admiral Joe Fowler, a retired U.S. Navy admiral who served as Disney’s Director of Construction

Orange County Property records confirm the homes were constructed in 1968. Important to note that Walt Disney himself never actually lived in Florida. Walt Disney passed away in 1966, several years before the grand opening of Walt Disney World.

Timeline of the Tibet Bay Disney Cottages:

1963: Walt Disney scouted the land for “The Florida Project”, which would become Walt Disney World

1966: Walt Disney passed away

1968: Five executive cottages built on Tibet Bay Drive

1971: Walt Disney World opens to the public

October 31, 2001: The Disney Company sells the cottages to TBHC Inc., a company associated with Arnold Palmer’s Bay Hill Club & Lodge.

Today, the cottages are used as private lodging connected with the Bay Hill Club & Lodge.

Windermere vs Dr. Phillips: Why Both Appear in the Conversation

People researching celebrity residents sometimes become confused about the difference between Windermere and Dr. Phillips. The Tibet Bay cottages, for example, are located in Bay Hill, which is part of the Dr. Phillips area. They are not inside the Town of Windermere.

Windermere, Isleworth, Bay Hill, and nearby communities share the Butler Chain of Lakes and have similar residential features. This commonality leads to their frequent grouping in discussions of luxury homes and celebrity residents in Central Florida.

What Prompts Celebrities to Live in Orlando?

What are the characteristics that attract most people to the area? The weather, the sunshine, large lakefront estates, private gated communities, proximity to Orlando’s business centers, convenient access to Orlando International Airport, close proximity to Walt Disney World, easy drives to the Coastal Beaches, and so much more.

And quite frankly, most locals leave celebrities alone to live in peace and privacy. For pro athletes, entertainers, and business leaders, Orlando offers the ability to live in a major destination while maintaining privacy.

Town of Windermere vs. Windermere 34786: Understanding Orlando’s 34786 ZIP Code

What is the Difference between the Town of Windermere vs. The Windermere 34786 Zip Code?

Blog Author: Renee Funk | Co-Founder The Funk Collection, Speaker, Trainer

When considering a move to Windermere, Florida, buyers may not realize there are actually two distinct governance structures within the 34786 ZIP code. The Town of Windermere is an incorporated municipality with its own local town government. The remaining areas within 34786, while still considered Windermere by mailing address, are unincorporated Orange County and governed at the county level.

Both share the same ZIP code. Both share the Windermere name. But they operate differently. Here is what residents and future buyers should understand:

What Is the Town of Windermere?

The Town of Windermere is an incorporated municipality located within Orange County, Florida. It has its own Mayor and Town Council and operates independently from Orange County in certain areas of governance.

According to the official Town boundary map in 2018 (Click to Enlarge)

The Town occupies a defined geographic footprint primarily around Main Street, Park Avenue, and surrounding lakefront areas along Lake Butler, Lake Down, and Lake Bessie. The 2024 municipal precinct map further illustrates the Town’s defined boundaries within the broader 34786 ZIP code.

Town of Windermere Overview 2024 (click to enlarge)

Key Characteristics of the Town of Windermere:

Incorporated municipality

Governed by the Mayor and Town Council

Served by the Windermere Police Department

Town-specific millage rate in addition to Orange County taxes

Local permitting, planning, and architectural review processes

Historic downtown area centered around Main Street

What Is Windermere 34786 Outside the Town Limits?

The remainder of 34786 falls outside the incorporated Town boundaries and is considered unincorporated Orange County. These properties:

Still carry a Windermere mailing address

Still fall within the 34786 ZIP code

Are governed by the Orange County Board of County Commissioners

Are served by the Orange County Sheriff’s Office

Pay Orange County millage rates (but not Town millage)

Many of Windermere’s most recognized gated and master-planned communities are located outside the Town limits.

Examples of Communities Outside the Town of Windermere:

Keene’s PointeA guard-gated golf community centered around The Golden Bear Club. Located on the Butler Chain of Lakes.

IsleworthA private, internationally recognized luxury golf and lakefront community.

Lakes of WindermereA larger planned residential neighborhood offering community amenities and proximity to major roadways and theme parks.

All of these communities have Windermere addresses but are governed by Orange County, not the Town of Windermere.

Governance Differences: Town vs. Unincorporated Orange County

While both areas share the Windermere name, the governing authority differs.

1. Governing Body

Town of Windermere

Incorporated municipality

Governed by the Mayor and Town CouncilOfficial website: https://www.town.windermere.fl.us

Outside Town Limits

Governed by the Orange County Board of County CommissionersOrange County Government: https://www.orangecountyfl.net

2. Police Services

Town of Windermere

Windermere Police Department

Outside Town Limits

Orange County Sheriff’s Office

This distinction is often one of the most noticeable differences for residents.

3. Taxes and Millage

Residents inside the Town limits pay:

Orange County property taxes

Plus Town of Windermere municipal millage

Residents outside the Town limits pay:

Orange County property taxes only

Millage rates are set annually and may change year to year. To verify current rates: Town of Windermere millage information: https://www.town.windermere.fl.us Orange County Property Appraiser: https://www.ocpafl.org Orange County Tax Collector: https://www.octaxcol.com

Buyers should confirm current millage rates before closing, as municipal budgets and rates are subject to change.

4. Permitting, Zoning, and Planning

Inside Windermere Town Limits

Permitting and zoning are handled by the Town

Architectural review processes may apply

Town-specific regulations and ordinances

Outside Windermere Town Limits

Permitting and zoning are handled by Orange County

Subject to Orange County codes and land development regulations

5. Short-Term Rentals

Short-term rentals are not permitted anywhere in 34786 under current regulations. Buyers considering investment properties should confirm current codes with the appropriate governing authority prior to purchase.

Lifestyle Differences

Neither structure is “better.” They simply offer different experiences.

Living Inside the Town of Windermere Often Means:

Walkability to Main Street

Golf Cart District with golf cart friendly roads

Access to resident-only Tennis Courts at Park Among the Lakes (requires member pass)

Access to resident-only boat ramps at Fernwood Park on Lake Butler or Lake Bessie (requires a park pass)

Smaller municipal footprint

Established historic character

Town-hosted events and traditions

Direct involvement in local Town governance

A defined, close-knit municipal environment

Living Outside the Town Limits Often Means:

Master-planned communities

HOA-managed neighborhoods

Guard-gated golf communities

Broader Orange County governance structure

Access to major roadways and newer development patterns

Clarity for Buyers in Windermere

Many buyers assume that if a home has a Windermere mailing address, it is located within the Town of Windermere. That is not always the case. The 34786 ZIP code includes both:

The incorporated Town of Windermere

Unincorporated Orange County areas that use the Windermere mailing designation

Understanding which governing authority applies to a specific property is important for taxes, permitting, police services, and municipal regulations.

Governance Overview: Town vs. Unincorporated Orange County

While both areas share the Windermere name, the governing authority differs at the municipal level. The Town of Windermere operates as an incorporated municipality with its own Mayor and Town Council. Unincorporated Windermere 34786 areas are governed by the Orange County Board of County Commissioners. This distinction affects police services, municipal millage, permitting oversight, and local administrative processes.

Below is a simplified comparison.

Town of Windermere vs. Windermere 34786 (Unincorporated Orange County)

From Windermere To Ocoee for Doughnuts?

Blog Author: Jen Durben | The Funk Collection, Brokered by eXP Realty

Not to discount any of the local bakeries in Windermere, there are some fantstic places to get a sweet treat, but there is a small shop in downtown Ocoee that makes the short drive worth it every time.

DG Doughnuts sits on McKey Street in downtown Ocoee, just 5.5 miles from downtown Windermere. What started in a home kitchen and later inside a gas station in Oakland has grown into a downtown staple.

DG Doughnuts built a following for its variety of specialty yeast doughnuts, known for rotating flavors that shift with the seasons and holidays. As demand grew, the show expanded into a larger space in downtown Ocoee, complete with outdoor seating that fits right into the area's pace.

Doughnuts worth the drive

Walking inside, your senses are immediately filled with the scent of sugar and dough. The counters are lined with an assortment of treats to pick from. The windows are lined with plants, giving the shop a cozy, neighborhood feel. It's the kind of place where people pause, look over the case, and take their time choosing.

In addition to yeast doughnuts, DG offers a mix of sweet and savory options. Unicorn horns, fritters, kolaches, and breakfast bagel sandwiches make it easy to find something for every kind of craving. Even those without a sweet tooth have solid options.

The seasonal and holiday flavors are where DG really shines. Current offerings include Valentine's Day favorites like "Pretty in Pink", a fluffy yeast doughnut dipped in strawberry icing with buttercream details, and a Mardi Gras King Cake Cinnamon Roll Fritter with a cinnamon cream cheese frosting and purple, yellow, and green sprinkles.

Why are these doughnuts worth the trip? Start with the texture. Light and fluffy, with just enough chew. Never greasy. The toppings add a playful, colorful finish that makes them just as fun to look at (and Instagram-worthy) as they are to eat.

What are our favorite picks from DG Doughnuts?

Rainbow sprinkles, piled on thick with no bare spots

The Boston cream

Classic cinnamon sugar

Sometimes it is really that simple.

Five Miles (or Less) Can Change The Feel Of A Weekend

That quick drive from downtown Windermere to downtown Ocoee is a reminder of how many small downtown pockets exist across greater Orlando. Each with their own rhythm, local favorites, and familiar faces.

It's also why neighborhoods between Windermere and Ocoee often stand out. Communities like Reserve at Belmere, Wesmere, Brookestone, and Admiral Pointe offer easy access to both areas. Close enough to Windermere's shopping, dining, and weekly markets, with downtown Ocoee just a short drive away for mornings like this.

Sometimes it is just five miles (or less) to better doughnuts.

Getting around Winter Garden by golf cart has just become more accessible with the recent approval by the Winter Garden City Commission to expand the city's Golf Cart District. The expansion extends existing routes south Downtown Winter Garden and spans to the east and north of downtown. As part of the process, speed limits on several roads were lowered in November ahead of the vote, a key factor in allowing additional streets to qualify for golf cart use. The expansion adds several new communities to the district as well, adding more accessibility for area residents.

Winter Garden Communities Now Included In The Golf Cart District

Based on the city's approved map, the expanded district now includes several residential communities north of downtown Winter Garden, extending access along E. Crest Avenue and N. Fullers Cross Road. Additional sections of east downtown Winter Garden were also added between S. Dillard Street & 9th Street, south of Plant Street. Select streets north of E Maple Street, east of 9th Street, south of Plant Street, and west of the 429 were also included.

Here is a list of some of the newest communities to be added to the Golf Cart District:

McAllister Landing

Magnolia Wood

Island Pointe

Fullers Crossing

Tuscany

Oaks at Brandy Lake

Regal Pointe

Access To Downtown Winter Garden

These expanded routes give residents even more connectivity to downtown. Whether heading to the weekly Saturday Farmers Market, the Plant Street Market for dinner, or shopping along Plant Street, it's now easier than ever to travel locally without relying on a vehicle for short trips. Plus, it's so much more fun

Did we mention the events built to embrace golf cart culture? Don't miss the annual Winter Garden Christmas Golf Cart Parade hosted by the West Orange Junior Service League and City of Winter Garden. Each year, nearly 100 decorated golf carts line the streets of downtown as part of the holiday celebration.

The 360 Tour below shows downtown Winter Garden along Plant Street, part of the Golf Cart District and where you'll find many stops including restaurants, Plant Street Market, the weekly Farmers Market, and much more.

What To Know About Golf Cart Use In Winter Garden

Golf cart use in Winter Garden is regulated by city ordinance and state law. Golf carts must be driven only on approved roadways. Carts are not permitted on sidewalks or the West Orange Trail. Drivers must meet age and identification requirements, and carts must comply with the city's speed and roadway limits.

Rules can vary by community, and some homeowner's associations may have additional restrictions. Checking within the individual HOA is recommended. The City of Winter Garden publishes the official Golf Cart District map and maintains the most up-to-date information related to approved routes and regulations.
